Zoning change paves way for new mixed-used development in central Pasco

Project along SR 52 expected to include 120 hotel rooms, 108 homes, retail space

LAND O’ LAKES — A 156-acre mixed-use development that would bring up to 108 single-family homes, 120 hotel rooms and 175,000 square feet of commercial and retail space to central Pasco County cleared a key hurdle April 7 when county commissioners voted 4-0 to rezone the site.

The land, just over half a mile from the intersection of State Road 52 and U.S. 41, was rezoned from agricultural residential and agricultural district to a master planned unit development district. JDP Elite Development is behind the project, which also would include associated infrastructure.

The development will border the east side of dozens of homes on Driver Lane, adjacent to Pilot Country Airport-X05, a small recreational airstrip off State Road 52.

Buildout is anticipated by 2030, according to documents in the meeting agenda. That timeline would follow the start of a planned widening of State Road 52 from U.S. 41 to Bellamy Brothers Boulevard, which will expand the road from two lanes to four divided lanes with a 12-foot-wide multiuse trail along the north side, according to FDOT.

Project documents estimate the development would generate about 13,628 daily vehicle trips. Land O’ Lakes High, Crews Lake Middle and Mary Giella Elementary schools also would be affected, according to the plans.

The project is separate from a 100-acre mixed-use development planned just north of State Road 52 at the end of the runway out of the Pilot Country Estates subdivision.

That project, dubbed the “Fletcher Project” by its designer, Benge Development Corporation, would feature 350 multifamily units, 160 townhomes, 25,000 square feet of commercial space and parkland. The developer has said it wants to cater to workers drawn by the nearby Moffitt Speros Campus on Ridge Road, which is expected to create more than 11,000 jobs by 2033, including 2,400 Moffitt positions by the end of 2026.
